Customers receive detailed written inspection reports that include both infrared images and high resolution digital photos.
Problems commonly identified include the following.
Moisture Detection
Using infrared camera technology, we can detect moisture located behind interior walls, ceilings, insulation and other areas that can lead to mold growth and structural exterior/interior damage. For homes that have been damaged by water and then repaired, our high resolution images can be used to monitor the drying process and confirm when the moisture is gone.
Air Leaks and Heat Loss
Air leakage around walls, windows, doors, roofs, ventilation systems and other areas can be easily detected with thermal images. Air leaks, along with missing and insufficient insulation, can be a major contributor to increased energy consumption. With the spiraling cost of energy, we can identify critical areas of energy loss. Air leaks can cause also condensation to form, thus damaging insulation and seriously degrading other materials such as wood, metal, brick and concrete.
Hot Spots and Poor Electrical Connections
With infrared imaging we can detect "hot spots" due to poor electrical connections, wiring and other issues that may result in potential electrical problems and fire safety issues.
Plumbing Issues
We can easily locate blockages in pipes so that proactive steps can be taken to avoid unnecessary destruction and before the problem worsens.
Rodent and Pest Problems
Locating rodents, termites and other hidden pests is easier with infrared technology as their nests and lairs emit heat greater than surrounding areas.
Our Residential Inspection Process
Once we receive your phone call or email, we will conduct a phone interview to determine the scope of your residential inspection needs, provide an initial quote and schedule an appointment with one of our certified inspectors. The minimum home inspection is two hours.
At the time of our visit, our inspector will review with the customer all of the areas to be inspected and discuss other commonly problematic areas. The comprehensive inspection includes use of a state-of-the-art FLIR thermacam and a digital camera for comparative photos.
Within the following business week, customers will receive a detailed written report, available in hard copy and electronic formats that includes infrared images and high resolution digital photos of problem areas.
